How to Read Your Property Value Report

Your property value report contains valuable information about your property and how its market value was determined. This guide will help you understand the key sections of your report.
Start Here: Your As Is Market Value
The most important number in your report is the As Is Market Value.
This is the As Is Market Value. It represents the final concluded market value of the property as of the effective date of the report and represents the final value conclusion.
You can find the As Is Market Value at the bottom of Page 2 in the Value Indications section of your report.

Subject Information
You may notice an Assessor Market Value listed in the Subject Information section. This information is pulled from local assessor records and is included for reference purposes only. It should not be confused with the As Is Market Value, which is the appraiser’s final opinion of your property’s market value.

Comparable Sales
A key part of every valuation is the analysis of comparable sales.
Comparable sales are recently sold properties that share similarities with your home. Because every property is unique, adjustments are made for differences such as:
- Size
- Age
- Condition
- Location
- Features and amenities
These adjustments help compare properties and develop a well-supported opinion of market value.
