What types of properties do you specialize in valuing?

We specialize in valuing a wide range of property types, including residential properties, commercial properties, and agricultural/vacant land. Our team has extensive experience and can provide valuations tailored to the specific needs of each client.

How do you determine the value of a property?

At Akrivis, we use a comprehensive approach to determine the value of a property. Our skilled appraisers analyze various factors such as the property’s location, size, condition, comparable sales data, and market trends. We utilize industry-standard valuation techniques to provide accurate and reliable property valuations.

What methodologies or approaches do you use in your valuation process?

Our valuation process incorporates commonly recognized approaches, including the Sales Comparison Approach, Income Approach, and Cost Approach. Depending on the property type and specific requirements, we apply the most appropriate methodologies to ensure a thorough and reliable valuation.

What type of report or documentation will I receive after the valuation is completed?

After completing the valuation, we provide a comprehensive report that includes a detailed analysis of the property, the valuation methodologies employed, supporting data, and any relevant market information. The report presents our findings, conclusions, and the final determined value of the property. Our reports are professional, well-structured, and designed to provide clear insights to our clients.

Can you provide examples of similar properties you have recently valued?

For privacy reasons, we cannot share real properties we have valued in the past. However, you can check out our customer testimonials or reach out to our team, and we’d be happy to discuss your specific requirements or answer questions.

How long does the valuation process typically take?

Our valuations are delivered within five business days. We prioritize efficiency without compromising the accuracy and quality of our valuations.

Will you physically inspect the property as part of the valuation process?

We offer valuations with no site visit done completely online. We also have options with exterior only and both interior and exterior inspections, depending on your needs and specifications.

Do you take into account market trends and local market conditions?

Absolutely. Market trends and local market conditions are fundamental considerations in our valuation process. We analyze recent sales data, comparable properties, and market indicators to assess how they influence the value of the property. This ensures that our valuations accurately reflect the current market dynamics.

Can you explain the difference between market value and assessed value?

Market value represents the estimated price a property would fetch in an open and competitive market based on a willing buyer and seller. On the other hand, assessed value is the value assigned to a property by a government entity for taxation purposes.

While market value is determined by market forces, assessed value is typically calculated using predetermined formulas or assessment ratios.

Are your valuations compliant with industry standards and regulations?

Yes, our valuations adhere to industry standards and comply with the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA), the FFIEC Home Mortgage Disclosure Act, and Interagency Guidelines regulations. Additionally, all of our appraisal products are Uniform Standards of Professional Appraisal Practice (USPAP)-compliant.

Our goal is to provide valuations that meet the highest quality standards and are accepted by financial institutions, law firms, and Fiduciary/Trust and Estate as well as other stakeholders.

Can you provide references or testimonials from previous clients?

Yes! Check out our testimonials from previous clients. We have a track record of working with a diverse range of clients, including individuals, lenders, law firms, and Fiduciary/Trust and Estate. We are proud to have built long-standing relationships based on our expertise and commitment to delivering exceptional service.

How much does a real estate valuation cost?

All our valuation products are competitively priced nationwide. The costs associated with our real estate valuation services vary based on the type of report, the size/complexity of the property, the scope of work, and other factors. For detailed cost information, we encourage you to contact our team or start an order to see pricing.

How frequently should I consider getting a property valuation done?

It depends. It is generally recommended to obtain a property valuation when significant life events occur, such as buying or selling a property, refinancing your home, estate planning and settlement, or legal proceedings like divorce. Our team can provide guidance on the appropriate timing for property valuations based on your specific situation.
